Essential Duties and Responsibilities:
- As a New Homes Sales Agent, you will be responsible for promoting and selling newly constructed homes to prospective buyers. You will work closely with clients to understand their needs, showcase available properties, and guide them through the entire sales process. Excellent communication, interpersonal skills, and a strong understanding of the real estate market are essential for success in this role.

- Build and maintain relationships with potential homebuyers.
- Understand clients’ preferences and requirements to match them with suitable new homes.
- Provide detailed information about the features, benefits, and specifications of available properties.
- Property Showings:

- Conduct property tours and highlight key features of new homes.
- Address questions and concerns from clients during property visits.
- Showcase model homes and demonstrate the advantages of purchasing a new construction.
- Sales Process:

- Guide clients through the entire sales process, from initial interest to closing.
- Collaborate with other professionals, such as builders, developers, and mortgage brokers, to ensure a smooth transaction.
- Negotiate prices and terms on behalf of clients.
- Market Knowledge:

- Stay informed about current real estate market trends and new construction developments.
- Provide clients with market analysis and insights to help them make informed decisions.
- Documentation and Paperwork:

- Assist clients in completing necessary paperwork for the purchase of a new home.
- Ensure all documentation is accurate and submitted in a timely manner.

Qualifications:
- Education:

- High school diploma or equivalent (Bachelor’s degree in marketing, business, or a related field is a plus).
- Real Estate License:

- Must hold a valid real estate license.
- Experience:

- Minimum 3 years new construction, on-site sales experience required.
- Communication Skills:

- Strong verbal and written communication skills.
- Ability to effectively present information and respond to questions from clients.

Essential Job Functions/Working Conditions:
- Majority of time is spent in an office, sitting at a desk using a computer, and following up with clients. Stressful situations do occur regularly. Job involves walking market homes, touring neighborhood with new buyers, walking lots with the buyers and builder. Must be able to connect with all buyer types, move prospects forward in their homebuying process. Must be able to talk, listen and speak clearly on telephone
- Must be able to answer a phone, type, use a computer, use an adding machine, read and evaluate contracts, and any other task or duty my supervisor may ask.
- Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state and local standards.

- Heavy physical activity required. Sometimes outdoors during extreme weather conditions. Continual walking and climbing of stairs. Some lifting required. Extensive travel to and from job sites. Manual labor on daily basis. Must be able to drive, walk job sites, use construction manual equipment, and any other task or duty my supervisor may ask.
Main Responsibilities/Duties:
- Keeping streets in a neighborhood clean and clear of mud and debris.
- Sweeping houses throughout the construction process.
- Performing minor punch out activities prior to homeowner occupation.
- Watering new landscape plantings.
- Must have ability to handle materials and equipment involved in keeping neighborhood clean and presentable.

BUILDER II – BUILDER IV – GEORGIA DIVISION

Essential Duties and Responsibilities:
- Manage all aspects of homebuilding process for entire community according to established specifications and quality standards while meeting completion goals.
Work Requirements:
- Provide Management and Leadership to construction team within the community (Associate Builders, Quality Managers, Quality Technicians)
- Keep community clean and presentable
- Ensure Safety compliance withing the community – OSHA standards
- Conduct New Home Orientation with homeowners
- Meet with Homebuyers for preconstruction and at various points during construction.
- Provide high levels of customer service to all homeowners
- Meet with County Inspectors
- Scheduling of Contractors
- Conduct Frame inspections before sheetrock
- Maintain Construction Schedule and budget for each new home
- Keep track of subdivision overhead
- Process Weekly invoices
- Provide Feedback to estimating on accuracy of take offs and plans
- Meet with onsite agents regularly to review all contracts and change orders
- Assist with Warranty
- Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers
- Excellent computer proficiency (MS Office – Word, Excel and Outlook)
- Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service
